What made you want to live in this community?
Each home has a unique front entrance. Yet you know all of the homes blend together with the uniform roofs and natural color scheme.
This did not happen by chance. Frank Sitterle has a passion for creating beautiful homes built to last. He is a craftsman who is so proud of his work, he signs his work. Have you noticed the small plaque embedded on the front porch?
Forty two years ago, the Gardens of Oak Hollow was created as a planned unit development (PUD) and it has continued to blossom. When I looked up a definition for a PUD I saw statements like:
A planned unit development, or PUD, is a community of single-family homes, and sometimes condos or townhomes, where every homeowner belongs to a homeowners association (HOA). These are defining characteristics of a PUD:
- The unit owners (homeowners) own both their residence (the structure) and their lot (the land).
- An HOA owns and maintains common amenities that all unit owners may use.
- The homeowners’ membership in the HOA is mandatory (note: see below about our HOA).
- The homeowner must pay dues and assessments levied by the association to maintain the common amenities.

Our HOA in responsible for the maintenance of the six common areas and is responsible for ensuring that. all homeowners uphold the Restrictive Covenants of the community. Our HOA dues are currently $150 a year (which is only $12.50 a month).
Our community has always attracted homeowners who want to live here and are willing to abide to the Covenants. Therefore, when the HOA drafted its Constitution it specifically did not use the term ‘mandatory’ for the HOA dues.
This has worked in the past. Our homeowners have always willingly participated.
